Project Description

  • Willamette River frontage

  • 27 acre winery/vineyard

  • Historic estate at Wheatland Ferry

Located just north of the historic Wheatland Ferry, which connects Yamhill and Marion counties, on the main tourist route between Portland and the north Willamette wine country. The property is mid-way between Salem and Newberg and 1/2 hour from Portland by way of I-5.

Less than 1/2 mile away is the historic Wheatland ferry landing which carries 286,000 cars and trucks across the Willamette River each year. The ferry is named after Daniel Matheny V,  the man who started the service in the 1850s. The home on the Arcane Winery property was on the original Matheny homesite.

The property consists of just under 27 acres of level river bottom farmland planted to 20 acres of grapes including 6 acres of Pinot, 3 acres of Gris, 2 of Riesling, 2 acres of Chardonnay, 1 each of Semillon, Gewürztraminer and Pinot blanc, 2 acres of Tempranillo and 2 of Gruner Veltliner. The vines are planted exclusively in Chehalis silt loam, which is described as 7″ of silty loam over silty clay loam at 60″. The property avoids frost by virtue of its proximity to the largest river in Oregon, which continues to move large quantities of air over the site. The vineyard was initially planted in 2000.

The winery, tasting room and office and case good storage rooms are contained in 3,000 sq. ft. building carefully designed, plumbed, drained and wired to make an efficient production and sale facility. The winery made its first wines in 2007 and has grown rapidly to its 2016 capacity of 3000 cases. Sourcing fruit from its own and other warm sites, the brand now includes more varietals than any other Oregon winery.

The wine equipment list details the tanks, press, barrels, filters and all of the other equipment needed for current production, all of which are included in the offering. The winery is making money and is positioned to become one of the landmark winery estates in the state. The grounds are impeccably maintained with the river frontage picnic tables, wooded park-like grounds behind the winery including more picnic seating, horseshoe pits and Bocce court all looking over at either the river or the Eola Hills.

Homesite & Improvements

The 2,746 sq. ft. house built by the Matheney family in 1910 has been totally restored to period with farm kitchen, front glass-windowed sitting room, living and dining rooms, 3 total bedrooms, 3 baths, front porch and back decks. The trees around the house are ancient and majestic. The raised bed and other gardens are just outside the back door and look as though they are out of a landscaping magazine. All are impeccably maintained.

Property is located at 22352 Magness Rd. NW Salem, OR 97304.

The entire property is for sale at $1,750,000 which includes all wine inventory, equipment (both farm and winery). As we go through the crop year, additional expenses in the vineyard will accrue and depending upon timing, a buyer could reimburse for expenses and take the crop, or the sale could close after harvest. This is all negotiable..
