Site
This property is in the mid-Eola-Amity Hills AVA on Bethel Heights Rd. above Spring Valley Rd. about 7 miles northwest of Salem just off the main wine touring routes. Neighbors include Feltz Vineyard just across the street, Stangland Vineyard just around the corner and Witness Tree, Christom, St. Innocent and Zenith Vineyards, Bethel Heights Vineyards and Bryn Mawr Vineyards all on the same hill as the subject and all within easy touring distance. The views from this site are some of the finest in the mid-Valley. The site is about 38 miles from downtown Portland up 99 or across the Willamette on the Wheatland Ferry to I-5 and in.

Land
The site is completely in the “zone” for growing winegrapes in the Willamette Valley: south sloping from 500-300’ elevation with the plantable area consisting of Jory, Nekia, and Ritner , which are some the best volcanic soils upon which to grow grapes. (There are also a couple patches of Witzel, which is very shallow to basalt bedrock and not plantable, but which are excluded from the plantable area. The southern 1/3 of the property is a bit steeper, and may require farming with a “track” tractor. Also, this are is forested and would need clearing) The plantable areas on the upper area fronting on Bethel Heights Rd. are very gentle and bound on the perimeter with some stately fir and oaks. About 30 acres of the land is currently being hayed and could be used for pasture.

Improvements 
The well-maintained house was built in 1952 and consists of 3000 sq. ft. on the main floor with massive windows on the south and east face to take advantage of the truly amazing views. The current owner have lived here for 20 years and brought the house up to insulation code with a new roof, wall and attic insulation and new double pane windows throughout. Other updating includes carpets, paint, and more. They also added and in-ground pool, massive decking and a hot tub. There is a 2139 sq. ft. basement with two accesses, laundry and bath plumbing and a fireplace. It is not formally finished, but could be easily. Also, there is an overlarge garage, two sheds and a small animal barn.

Zoning 
The property is zoned Exclusive Farm Use and cannot be further split. The property could, with 15 acres of grapes in the ground, be approved for a winery.

The property is at 3560 Bethel Heights Rd. NW, Salem, OR 97304. Directions are north from West Salem on Wallace Rd. then west on Zena Rd. to north on Spring Valley Rd. to Bethel Height Rd. at its north end about a mile to the site on the left.
